Priced right. Marketed properly. Sold.

The market rewards preparation. We'll tell you what your house is actually worth, what to fix before it goes live, and exactly how we'll put it in front of every qualified buyer in Connecticut.

How we market

What your listing gets

Every CGA listing gets the same treatment, whether it's a starter home or a waterfront estate.

Professional media

Professional photography, video tours, drone, and 3D walkthroughs, if applicable.

Pricing with real data

A full CMA on recent solds, active competition, and absorption rate in your town. Priced right, not priced hopeful.

Reach that compounds

SmartMLS syndication, targeted social campaigns, and 100+ agents with buyers in their pipeline.

Negotiation and follow-through

We guide you through every step of the process, from offer review and inspection response to appraisal, deadlines, and the closing table.

The process

From walkthrough to closing table

Walkthrough and strategy

We tour the house, talk about your timeline, and identify the handful of improvements that will actually return more than they cost.

Comparative market analysis

You get a written CMA: recent solds, current competition, days on market, and a recommended list price with the reasoning behind it.

Prep and media day

Declutter, stage, repair, photograph. We coordinate the vendors and the shoot so the listing goes live looking its best.

Launch

MLS, syndication, property website, social campaign, agent network, and an open house schedule built around your first weekend.

Showings and offers

You get feedback after every showing and a clear net sheet on every offer, not just the top-line price.

Contract to close

Inspection, appraisal, mortgage commitment, closing. We chase the paperwork so you can pack.

What's my home worth?

Tell us about the property and we'll come back with a real comparative market analysis, not an automated guess.

One of our agents pulls the recent solds, the active competition, and what's actually moving in your town, then walks you through the number.

  • Prepared by a local agent, not an algorithm
  • No obligation, and no pressure to list
  • Usually back to you the same day

Request your home value

Five quick details and we'll take it from there.

A real agent prepares this, not a computer. Usually back to you the same day.

Seller guides

Six short guides covering what we tell every seller, from the first walkthrough to the closing table.

Questions

Seller FAQ

What should I fix before listing?

Usually less than you think. Paint, decluttering, light fixtures, landscaping, and anything actively broken tend to return more than they cost. Kitchens and baths rarely pay for themselves on a short timeline. We'll give you a specific list at the walkthrough.

How is the commission structured?

Commission is negotiable and is set out in your listing agreement, along with any compensation you choose to offer a buyer's agent. We'll explain every line before you sign, including a net sheet showing what you walk away with at a given price.

What if my house doesn't sell?

Almost every stale listing is a pricing or presentation problem, and both are fixable. We review activity weekly and adjust with you rather than waiting for the listing to expire.

Can you help me buy and sell at the same time?

Yes, that's most of our sellers. We coordinate the two closings, and where the timing won't line up, we look at rent-backs, bridge financing, or a contingent purchase.

Do you handle rentals, land, and commercial?

Yes. Residential sales and rentals, commercial sales and leasing, investment property, land, and new construction are all in our wheelhouse.

Selling and buying at the same time?

Most of our sellers are. We coordinate both sides so you're not moving twice.
